Six Ways You Can Protect Yourself In Seller Financing Your Home For Sale

Having trouble selling? Have you considered owner financing the deal? Owner financing tends to yield a higher selling price and excellent return on your money. But there are some risks involved. Here are 6 tips to help you minimize your risk.

1. Ask for a cash down payment of at least 10% on the purchase of the home.

2. Ask for additional collateral. If the buyer does not have the required down payment and you feel comfortable with the transaction, proceed as planned be require additional security in place of the down payment such as a car title.

3. Obtain a credit report. Ask your buyer to provide you a copy of their credit report. They can get one online, sometimes for free. If there are some negative things on their credit report, it may be okay just be sure that to issue has been resolved and they have recovered financially from what caused the problem.

4. Trust yourself. If something doesn’t feel right about the transaction, it likely isn’t right. You are entering into a long term relationship that shouldn’t be taken likely. You need to be 100% comfortable with the deal before you move forward.

5. Analyze the situation. Let’s say the buyer presents you with an offer. The bank has agreed to loan him 90% of the homes appraised value. The catch is the buyer only has 5% in cash. Are you going to let 95% of the homes value just walk away? Why not take a second mortgage back for the remaining 5% down to be paid over 5 years. Worst case scenario, you end up foreclosing on a home house that the buyer paid you 95% of the value for.

6. Talk to an attorney. Determine what the foreclosure period is in your state. Each state sets different periods for foreclosure through the courts. Knowing these things can help you sell in the safest way.

Blogs are a great way to promote your service or product. Blogs are simple to install, easy to administer and simple to update. Search engines love them because they are generally a great source of original content. However, without traffic, a blog cannot reach its full potential. Provided here are 5 simple and easy ways to improve traffic to your blog and start making money.

#1: Submit to blog search engines. Many search engines are available that list only blogs. You should find at least 20 if you Google for “blog search engines”. These blog search engines will help generate targeted traffic to your blog. For the best results, you must write a good title and a good description for your blog, so that people will easily find it and click on your link.

#2. Update your content often. To effectively leverage the benefits of search engines and blog services, you must update your content regularly. If you post frequently, you will definitely get targeted traffic from search engines. A good rule of thumb is to update your blog at least daily. However, be careful not to update to often, more than 10 times daily, as this my harm your search engine position and hits.

#3. Post in Forums, don’t SPAM them. Put a link to your blog in your signature. Be sure to make your posts original and interesting. Don’t just post in every forum on the INTERNET; be selective and post in forums consistent with the content of your blog. For example, if you’re selling purses, post in forums that are about fashion and clothes. Don’t post in car forums if you’re selling toys. Posting in forums creates one-way links that will help to improve your search engine position in search engines such as Google, Yahoo, or Bing.

Step 4: Develop a list of blog services to ping. There are many blogs services that you can ping. Pinging means that you notify the service that you have updated your blog. In turn, you gain traffic through the updated listing in these services. There are a list of 50+ blog services that you can ping on my site. Step 5: Add buttons to popular newsreaders. There are sites such as yahoo, Google or bloglines that have a members area where you can choose sites with RSS feeds to fetch the most recent updates from various blogs.
