Advice Necessary To Attain A Self Employed Mortgage

Posted on 28 February 2010 by Chris Channing

It\’s correct to assume that being self employed will work against you when applying for a mortgage. The Federal Housing Administration, a department in the United States government, will still hear your case. If you present a solid case, you can still be backed by the government and get a mortgage despite being a high risk individual.

Lenders and the FHA will demand that you have kept an exemplary track record in logging your business transactions. In order to determine several different deciding factors of your approval, the bank will need hard numbers to look at. If you don\’t have a tax professional handling this for you, then you should keep up to date on paperwork throughout the year.

Proving that your business won\’t fall out of existence can be a task. Most of the time, being able to survive and have a consistent income for two or more years is enough. You will need to show a signed tax receipt showing that you have made a consistent amount of money so that the lenders may judge whether or not they are able to give you the mortgage loan.

The business credit score of most start-ups is going to be zilch. That\’s because most new start ups don\’t have a lot of working capital to show, and most are likely to be in debt to a small business loan. That makes it increasingly hard to get a mortgage, as both the business credit and the personal credit line of the applicant are up for review.

One thing that can improve your chances is to find a co-borrower. A co-borrower can\’t help you save on interest rates, but they will at least let you get approved if you have otherwise been denied. Finding a co-borrower is a lot easier said than done, however. The co-borrower will be responsible if you are unable to make payments, so usually only extremely close friends and family will even consider the act of co-borrowing.

Mortgage brokers increase the likelihood one will find a mortgage relatively quick by many times. Brokers have connections to a multitude of lenders, so they are able to find the best deals in a matter of minutes. Consider talking to a broker in your location, state, or even find one over the Internet that has good reviews. You will find that the fees they charge are nominal, and the savings they provide more than make up for it.

Final Thoughts

Don\’t let being self employed drag you down. You can still get an FHA mortgage loan if you put all your effort into it. Keep up the pace, look into a mortgage broker, and odds are you will either find a quick solution or a plan to get a mortgage within months.

Don\’t Submit Your Articles If You Don\’t Check These 3 Things First

Posted on 26 February 2010 by Robert S. Singleton

Listen, you don\’t need to be a writer to see the writing on the wall. When it comes to trends you look for patterns. One pattern that\’s resurfacing is communication technology, and information based marketing is very popular right now. So if your writing articles, making submissions, and making publications, everyone seems to want what you have and that\’s information. Marketing is one of the oldest ways of getting buyers but it still works well even today.

It\’s getting easier to put your information out there and everyday there seems to be a new tool to help you do just that. But there\’s one thing you should remember. There\’s more than meets the eye here. First of all many people make mistakes that keep them from submitting their content correctly to the directories:

1. Thinking that writing the article is the same reason for promoting it.

OK, so you know there are benefits for promoting your articles, but what about the reasons for writing the articles? Well let me tell you the reasons are not the same. Branding, lead generation and promotion are why you promote. The only reason to write should be to inform your reader.

If the article is not focused on this primary and most important purpose, it will fail to achieve the three promotion benefits because no one will be interested in reading them. You need to figure out first how to get people to read what is in your article, then make them click on your resource box. You can achieve this by producing better contents.

2. Dropping the ball when it comes to article marketing and all of it\’s opportunities.

Now it\’s not a secret that with articles you can get more links to your web page. But something that\’s not as clear is the fact that visitors and better search engine results can be had from that same article. What you\’ll want to do is think about exactly where you want to place your keywords. Too many, and you\’ve failed. Now anchor texts are a very effective technique. The problem with anchor texts is that not all of the directories support the links.

Remember that it is not only about the links back to your site. Part of doing well in your article marketing is getting picked up by publishers with a large number of audiences and gaining the ability of leveraging other brands because of the quality of your work. Better search engine results also are great benefits.

But to put much more money in your pocket your going to need a plan. Make sure you see your plan through. Make sure your articles do what you intended them to do. You\’ll want to turn your efforts into an increased opportunity to boost your earnings. As you\’ll see it doesn\’t do any good just to increase the number of visitors to your site.

3. When there\’s nothing in it for your readers.

I know it\’s easy to say to yourself hey if I just put enough of these links out there I\’ll make a ton of money, right? Wrong! Automatically accepted content is not the process of all article banks and directories.

Specifications and guidelines are many times required before acceptance into these directories. To really maximize your submissions write great content. That way your doubling the total number of sites you can submit to. This can all happen very quickly if you just concentrate on informing the reader. When you start to broaden your article reach you\’ll increase your bottom line.

When writing articles one of the best ways of being effective in your efforts is to write value. Find out what tip\’s or information is needed and provide that in your articles. This way publishers will want your articles in their system. Doing whatever it takes like, following the publishers guidelines, spell checking, researching information, or even hiring someone to produce a great article for you.

As with most things, in the beginning, a decision has to be made. Do I take the left path or the path to the right? Do I start getting a little exposure with back links on a small level? Or do I go for massive exposure and spend more time making great quality articles?

It will be your choice. You may not be aware of the fact that an article submitted on directories is not meant to have the same level of exposure as highly-targeted content ones geared on a narrow group of people. Learn the difference between these two and surely you will know what kinds of articles to write and to submit.

Wouldn\’t you need free content for your website, then make it a point to head over to Articles and pick up your fair share of free unique articles.
